Cannon Hill Shopping Plaza Retail Tenancies

Cannon Hill Shopping Plaza has been a landmark retail development in Brisbane’s east for many years. Due to a significant amount of residential development in the surrounding area, and an associated rise in the socio-economic profile, there has been a drive to develop new retail and redevelop existing retail in the shopping plaza and it’s surrounds to meet this increased and changing demand.
Creating two new retail tenancies

Retail First engaged DMA to assist in delivering their new retail strip tenancies at the existing Cannon Hill Shopping Plaza. The development included two (2) new facilities with a 210m2 multi-tenancy retail building and purpose-built facility for Zarraffas dining and drive-through catering.

We were responsible for the hydraulic, electrical and mechanical design for the new tenancies.

The facilities were designed to accommodate new vehicle accessways and parking bays, and were complemented by new landscaping, outdoor dining areas and feature lighting.

Building services features

Some of the specific design features of this project and their benefits included:

  • Particular care was taken to ensure the ‘warm shell’ services were suitable for the tenant requirements and external services were non-intrusive and easy to access for maintenance purposes.
  • Ducted air conditioning systems and power services were arranged to provide flexibility in tenancy size and arrangements to suit the leasing approach.
  • Services to the Zarraffas tenancy was provided in accordance with the tenant’s brief requirements to ensure seamless transition into the fit-out phase.
  • Infrastructure services to support the development including power submains, potable water services, greasetraps, sewer mains and stormwater.
Additional infrastructure provisions

In addition to the base design requirements for the tenancies, we also ensured that security and communications were interfaced to the existing main shopping centre services with reticulation via new pit and conduit infrastructure. This allows the standalone facilities to be networked to the sitewide systems for alarm monitoring, providing greater asset protection for the tenant and landlord.

The mixture of traditional documentation followed by the novated D&C documentation process allowed the builder and landlord to deliver their commitments to tenants in a short time frame, maximising revenue opportunities accordingly.
