End of Trip Facilities – 126 Margaret Street, Brisbane

126 Margaret Street is a 14-story boutique office building in central Brisbane. Following the departure of the Queensland University of Technology (QUT) in 2014, who had occupied 100% of the tenancy, the building owners embarked on an extensive refurbishment and upgrade program in 2019.

As part of these upgrade works, the owners decided to incorporate an End of Trip Facility (EOTF) into the basement of the building to support and attract tenants who wanting to cycle, jog or walk to work.

It was important to the owners and the builders, Urban Group, that the EOTF had a fast installation program, with minimal disruption to existing tenants throughout the design and construct process.

Our work

The EOTF was designed to provide full amenities to cyclists, joggers and walkers to shower, change and secure their belongings after their journey to work.

DMA, as part of the Nardia Plumbing team, were engaged to undertake the following hydraulics design services:

– trade waste drainage/trade waste treatment
– sanitary drainage
– hot, cold and warm water services
– sanitary pump stations.

Some of the challenges that were encountered and successfully addressed throughout the job were:
  • the discovery of an existing non-compliant grease arrestor and sanitary pump station that needed to be relocated and brought up to code.
  • as the EOTF location is situated below the existing authority sewer connection, a second pump station was required in the lower basement.
  • the location of the EOTF over car parks in the basement below meant that the new sanitary drainage had to be designed and installed to minimise access issues for vehicles and maintain the minimum required head room in the car park.
The outcome

DMA Engineers and Nardia Plumbing were able to work together to successfully address these design issues and deliver the EOTF while causing minimal impact and disturbance to the existing building and their tenants.
