The Reflections Cleveland development is unique in its proximity to the beachfront as well as its size, being located on one of the largest apartment blocks in Redland City.

This provided the following challenges:

• Having a suitable Energex supply capacity without having a transformer on site.
• Locating air conditioning condensers away from balconies and other visible areas.
• Providing fire sprinklers without the need for a large water storage tank.

DMA Engineers was engaged to design the electrical, mechanical, fire and vertical transport services for the project through to construction phase. Our designs addressed the challenges and included:

• NBN pathways for ease of future NBN installation.
• LED lighting throughout.
• Lighting and power to all balconies.
• Resident’s balconies free from air conditioning condensers.
• Two elevators servicing all levels -from basement through to level eight.
• Fire services designed to be compliant without on-site water storage.

To create the resort style apartments our team worked closely with Redlands Constructions and the architect, who were focused on creating a high-quality finish with a light and airy feel to the apartments. Key to the project success was the coordination of the various contractors involved.

Design for the project was coordinated using 3D modelling (Revit), which ensured the construction period was exceptionally smooth. The additional effort to coordinate the structure and services using the 3D computer model paid dividends for the client during the construction phase as it kept all stakeholders across what was physically planned within the building and minimised the risk of surprises.
