DMA Engineers were engaged to undertake the Fire, Hydraulic, Mechanical and Electrical building services design for Stages 1 and 2 of this award winning retirement village. We worked closely with Woollam Constructions to deliver the site contractor fully coordinated services 3D models to build from.
Some of the specific features we incorporated into the development included:
Hydraulic Services: Our hydraulics team used a number of innovative, engineered solutions on the project such as splitting the storm water wet system into the civil bio basin systems to adhere to the council civil connection restrictions split over two stages of development. We also designed electric instantiations hot water units for each apartment, which significantly reduced the amount of internal reticulated hot water pipework, with no hot water plant space and no ongoing maintenance costs for hot water plant.
Mechanical Services: Our mechanical services team collaborated with O’Neil Architects to seamlessly integrate a fully coordinated D&C design package for the contractor, including design of the air conditioning system.
Electrical Services: Our mechanical services team provided spatial advice, produced coordinated REVIT layouts, and separated the main switchboard and generator from the main building reducing fire rating requirements and flood impacts. We ensured integration with the client’s communications provider to produce an integrated network.
Fire Engineering: Our fire engineering team undertook the design of the fire sprinkler system, fire detection and alarm systems, and design of fire hydrant and hose reel system
Fire Safety: Performance solution to address extended egress travel distance, fire separation and non-compliant booster location
